I’m so honoured to be a part of our Caledon community. Each month, I write an authentic piece about what’s happening in the real estate market. Thanks to the amazing community we have, I wanted to share my insights with you all a little earlier!

As August comes to a close, I wanted to take a moment to reflect on the summer as a whole.

It was… a weird one, folks.

No hiding that fact.

But here’s some good news for buyers: we’re seeing confidence from first-time homebuyers, thanks to low interest rates. So even though the market feels unpredictable, there are still opportunities to make smart moves.



What We’re Seeing

  • Price matters more than ever. Homes priced at fair market value are selling! Buyers are savvy—they see through overpricing. Listing your home $15K or more above market doesn’t leave room for negotiation; it just makes every other listing look like a better deal. And buyers? They aren’t falling for it.

  • Presentation is key. In a buyer’s market, homes that show well get more tours and sell faster. Small fixes and thoughtful staging go a long way. Our team handles all of this, making the selling process stress-free for our clients.

My Biggest Advice to Sellers:

Don’t choose a realtor who tells you what you want to hear, choose one who is honest, transparent, and an expert in pricing. Those in contract with a realtor… you hired them for their expertise… trust it.

Sellers’ Options Right Now:

  1. Lower the price of your home.

  2. Stay put.

This isn’t about losing money it’s about being smart and realistic. The market rewards homes that are priced well and presented beautifully.
